Seeing a Home in Person
Photos and floor plans only get you so far. You learn more in ten minutes of standing in a kitchen than in an hour of scrolling, and that is really what an open house is for — a chance to walk through, open a closet, listen to the street outside, and decide whether the place is worth a second look. Vincent A. Colbert has spent in Michigan real estate, and a good part of that has been spent walking buyers through houses and commercial spaces and telling them honestly what he sees.
Open house dates change week to week, and the ones worth your Saturday are not always the ones advertised loudest. Rather than publish a list that goes stale, Vincent keeps track of what is open and what is coming up in the communities he serves, and he will tell you which showings actually fit what you are looking for — and which ones you can skip.
How to Arrange a Walkthrough
If a property has caught your eye, the simplest route is to get in touch and say so. Vincent works one-on-one with his clients from the first conversation through closing, so the person you speak to is the person who meets you at the door. There is no handoff and no call center.
- Send over the address or listing you want to see, or describe the kind of property you are after
- Vincent checks whether an open house is scheduled, or arranges a private showing with the listing side
- You walk the property with him and get a straight read on condition, pricing and what comparable homes have done
- If it is the right one, he moves into negotiation and paperwork as your buyer's agent
- Vincent gets back to you directly — usually within one business day
Private showings often beat open houses anyway. You get the place to yourself, you can take your time, and you can ask the awkward questions without six other buyers listening in.
If You're the One Selling
Sellers ask whether showings are worth the disruption. The honest answer depends on the property, the price point and the time of year, and that is a conversation to have before the sign goes in the yard — not after. As a seller's agent, Vincent will walk your property, talk through how it should be presented, and set out what to expect from the process. A complimentary property valuation is the usual starting point, so you know what the market is likely to bear before you commit to anything.

Vincent Colbert is highly professional. As a client, I appreciate that he keeps you informed through every step of the process. He's a strong advocate.
