Most people who call about a market analysis want a straight answer to one question: what is my property worth right now? Vincent A. Colbert has spent 28 years answering that question for owners across Southeast Michigan, and he answers it the same way every time — by looking at what comparable properties have actually sold for, what's sitting unsold and why, and what a buyer in your particular pocket of the market is willing to pay this month.

There's no fee and no obligation. You'll talk directly with Vincent, not a call center, and you'll get a number you can reason about rather than a flattering guess designed to win a listing.

What a Market Analysis Actually Tells You

A property valuation isn't a single figure pulled from a website. It's a short, plain-English picture of where your property sits in the current market and what that means for your timing. When Vincent puts one together for you, he walks through:

  • Recent comparable sales in your immediate area — not city-wide averages, but homes and buildings that a buyer would genuinely weigh against yours
  • Active and expired listings nearby, which often say more about pricing resistance than closed sales do
  • Condition, layout and updates, and which of them buyers in your area are actually paying extra for
  • A realistic price range, plus the likely range of days on market at each end of it
  • Whether anything is worth doing before you list — and, just as often, what isn't worth the money

For commercial and investment property, the conversation shifts to income, lease terms, tenant quality and the return a buyer would need to see. Vincent handles both residential and commercial transactions, so you don't have to find a second agent to look at the second kind of property.

How Vincent Reads Local Market Conditions

Southeast Michigan isn't one market. Birmingham moves differently than Waterford. A lake-adjacent street in West Bloomfield can price well above an otherwise identical block a mile inland. Troy, Novi and Northville each draw their own buyers for their own reasons, and Detroit neighborhoods can vary street by street. Real estate market conditions reported at the county level will rarely tell you much about your own address.

That's the value of working with someone who has sold in these communities for decades rather than reading about them. Vincent knows which school boundaries buyers chase, which streets get traffic complaints, and which commercial corridors are drawing interest right now. He works one-on-one with every client, so the analysis you get is his own read — not a report generated and forwarded.

Who Asks for a Market Analysis

Not everyone requesting a valuation is ready to sell, and that's fine. People come to Vincent for a market analysis when they're:

  • Thinking about listing this year and want to know whether the numbers support it
  • Deciding between selling and holding a rental or investment property
  • Reviewing a commercial asset ahead of a refinance or a partnership decision
  • Settling an estate, a divorce or a trust and needing a defensible figure
  • Buying, and wanting to know whether an asking price is reasonable before writing an offer
  • Simply curious after a few years of headlines and unsure what's hype and what's real

If the answer turns out to be "wait," Vincent will tell you that. He'd rather give you honest real estate consulting now and earn the listing when the timing is right.

Frequently Asked Questions

Does a market analysis cost anything?

No. The property valuation is complimentary and carries no obligation to list. Vincent will give you his honest read on the number and the timing either way.

How is this different from an online estimate?

Online tools average data across wide areas and can't see inside your property. Vincent looks at genuine comparables in your immediate area, the condition and layout of your particular property, and what buyers are responding to right now.

Is this the same as an appraisal?

No. An appraisal is a formal valuation performed by a licensed appraiser, usually for a lender. A market analysis is a Realtor's opinion of likely market value and pricing strategy, prepared to help you make a decision.

Can you value commercial and investment property too?

Yes. Vincent handles both residential and commercial transactions, including investment properties, and will factor in income, leases and tenant quality where they apply.

How soon will I hear back?

Vincent responds to inquiries personally, usually within one business day.

Which areas do you cover?

Communities across Southeast Michigan, including West Bloomfield, Birmingham, Troy, Farmington, Bloomfield Hills, Novi, Southfield, Northville, Royal Oak, Waterford, Auburn Hills and Detroit. See the full list of service areas if you don't see your city.
