Southeast Michigan is not one market. It is dozens of small ones sitting side by side, and a price that makes sense on one street can be badly off two miles away. Vincent A. Colbert has spent 28 years learning those differences in person — walking the houses, watching what sells, and talking to the people who live there. These guides are how he shares that with buyers, sellers and investors before they commit to anything.
The Communities Vincent Knows Best
Vincent works across a wide stretch of Oakland, Wayne, Macomb and Livingston counties. These are the communities he is asked about most often:
- West Bloomfield
- Birmingham
- Troy
- Auburn Hills
- Farmington
- Bloomfield Hills
- Novi
- Walled Lake
- Keego Harbor
- Royal Oak
- Northville
- Commerce Township
That list is a starting point, not a boundary. Vincent also handles residential, commercial and investment transactions in Southfield, Franklin, Waterford, Pontiac, Livonia, Detroit, Ann Arbor, Rochester, Plymouth, Canton, Warren, Dearborn and many more. You can see the full list on the All service areas page, or just ask him directly about the town you have in mind.
What a Neighborhood Guide Actually Tells You
A useful guide is not a page of adjectives. When Vincent talks through an area with you, the conversation is practical and specific to your situation. For a buyer, that means what your budget realistically buys there, how quickly homes in that range are going, and what tends to come up on inspection with the housing stock in that pocket. For a seller, it means what comparable properties have actually closed at nearby, not what they were listed for, and what buyers in that market are reacting to right now.
If you are looking at commercial space or an investment property, the questions shift again — traffic and visibility along a given corridor, what similar units lease for, how long vacancies tend to sit, and what the numbers look like once carrying costs are honest. Vincent handles both residential and commercial work, so he can compare the two sides of an area rather than guessing at one of them.
Why Street-Level Knowledge Changes the Number
Two homes with the same square footage, the same year built and the same finishes can be worth meaningfully different amounts depending on which side of a boundary line they fall on, what sits behind the back fence, and how the block has traded over the past year. Pricing from a broad average flattens all of that out. It is the most common reason a listing lingers and the most common reason a buyer overpays.
Vincent works one-on-one with every client, from the first conversation through closing, so the person giving you the local read is the same person negotiating the deal. Nothing gets handed off to someone who has never been down the street.
Vincent Colbert is highly professional. As a client, I appreciate that he keeps you informed through every step of the process. He's a strong advocate.
